  2. Check and Re-Seal Flashing
    Chimneys, skylights, vents—if the seal is compromised, we reset it. We use proper roofing sealants, not hardware-store caulk.
  3. Secure Loose Tiles or Shingles
    One tile shift is all it takes for a leak channel to start. We reset and refasten as needed.
  4. Replace Rusted Fasteners or Exposed Nail Heads
    Especially critical in homes closer to Lake San Marcos where humidity gathers.
  5. Inspect the Underlayment at Key Access Points
    We don’t tear the roof open, but if the edges are brittle, we know what the next season will do. We’ll show you photos. No guessing.
  6. Walk the Gutters and Downspouts
    If the water can’t exit, it will back up. We clear and re-pitch if needed.

Most of this doesn’t look dramatic. But storm season respects the basics.

How to Know If You Actually Need One

If you see any of these, schedule sooner rather than later:

  • Sand-like granules collecting in your gutters or patio corners.
  • A tile that looks like it “slid down a little” compared to the others.
  • A vent cap with rust or chalking.
  • Ceilings or walls that show faint (not brown yet) rings after a light rain.
  • That one part of the roof that always catches leaves after the wind shifts.

If your roof is 7–18 years old, a tune-up is almost always worth it.
You don’t wait for the transmission to fall out before changing the fluid.
