Common Questions
Frequently asked
questions.
How long does a roof replacement take?
Most single-family homes are finished in 2 to 4 working days once the materials arrive on site. Tile lift-and-relay work and larger commercial buildings take longer. Weather and hidden deck damage are the usual reasons a schedule moves at all.
Can you install a new roof over the existing one?
Layering over old shingles is allowed in limited cases, but it hides the deck and shortens the life of the new roof. We tear off instead, because we cannot warrant an assembly when we have not seen the wood underneath it.
What is the best roofing material for a home in this climate?
There is no single answer. Concrete tile handles heat and fire exposure well, architectural shingles balance cost against lifespan, and standing-seam metal lasts longest of all. Roof pitch, structural load capacity, and your neighborhood's look narrow the choice quickly.
Does a roof warranty transfer if I sell the house?
Manufacturer warranties on materials are usually transferable once, often within a set window after the sale and sometimes for a fee. JCIS Roofing, Inc. registers coverage for every San Marcos, CA project so the paperwork is ready when you need it.
What causes most roof leaks?
Transitions, not open field areas. Valleys, chimney and skylight flashing, pipe boots cracked by ultraviolet exposure, and wall-to-roof intersections account for the large majority of what we chase and repair. Intact shingles in good condition very rarely begin leaking on their own.
Does a new roof need to be ready for solar panels?
Planning for panels is worth doing even when none are ordered yet. Replacing a roof underneath an existing array means paying twice to remove and reset it, so we sequence the two projects together whenever the timing allows.
What is a Class A fire rating and does my roof need one?
Class A is the highest roof-assembly fire classification, and properties mapped inside a high fire hazard severity zone are required to carry it. Concrete tile, metal, and many shingle assemblies will reach it when installed over the correct rated underlayment.
Why is moss or algae growing on my roof?
Shade and retained moisture. North-facing slopes and areas under overhanging trees stay damp long enough for growth to take hold, and the roots lift shingle edges over time. Trimming branches back solves it far more permanently than cleaning.
How can I tell if my roof has storm damage?
Look for displaced or cracked tile, lifted shingle edges, granules collecting in the gutters, and bent or separated flashing. JCIS Roofing, Inc. documents wind damage across San Marcos, CA with dated photographs your insurance adjuster can actually put to use.
What does roof underlayment actually do?
It is the waterproof layer between your covering and the deck, and it does the real sealing work. Tile and shingles shed the bulk of the water, but anything that gets past them is stopped by the underlayment.
Are gutters part of a roofing project?
They are closely tied to it. Water leaving the roof has to go somewhere, and undersized or clogged gutters push it back under the edge. We check drainage on every estimate and address it inside the written scope.
Does attic ventilation affect how long a roof lasts?
Considerably. Trapped heat bakes shingles from below and shortens their service life, while trapped moisture rots sheathing from the inside. Balanced intake at the eaves and exhaust near the ridge keeps the assembly dry and the material cooler.
How disruptive is a roofing project to daily life?
There is real noise during tear-off and a dumpster parked on site, but the driveway stays usable and the whole yard is swept with a rolling magnet each evening. Most families stay home throughout without much trouble at all.
What should I do if my roof leaks during a storm?
Contain the water first, move whatever sits beneath it, and photograph everything before any drying begins. Then note exactly where the stain sits. Wet-weather tarping is only a stopgap, and permanent repair waits for a dry, safe roof surface.
